Reading the Deed to the Parties

Objectives

  • Read and explain a deed in English
  • Check understanding
  • Handle interpreters

Explanation

When a party does not understand Spanish, Costa Rican notarial rules require an interpreter (or the notary acting as interpreter if qualified) and the deed must record this. Read clearly, pause after each section and check understanding: 'Is that clear?', 'Do you have any questions about this clause?'. Never summarise in a way that changes legal meaning.

interpreter

“An interpreter was present at the signing.”

to read aloud

To read a text so others can hear.

“The notary read the deed aloud.”

to consent

To agree formally.

“Both parties consent to the terms.”

grantor

The person who executes a deed or grants a right.

“The grantor signed the power of attorney.”

in witness whereof

Traditional phrase before signatures.

“In witness whereof, the parties sign.”
